As a project manager, 22 Acre Inc. cannot provide a quote on every request. We will evaluate your enquiry and advise if we can take on your proposed project or if we may have to regrettably decline due to the location, the budget, the scope of work, etc.
Site Visit

In order to move forward with an initial estimate, one of our project managers will arrange to meet with you at the proposed job site. They will take measurements and pictures and work with you to gather all required information in order to put together the correct information so that head office can give you a a proper estimate.
The Budget

The budget is created and presented in person with the contract. This budget will give you exactly what we charge and there will not be any hidden fees. In fact we have so many design options so everyone can ideally find something that fits to their idea, dream, design. (see estimate for details).
Site Surveys and Permits

If required: 22 Acre Inc. can arrange for a site surveys and permits if needed. At the time of the arranged site visit a retainer must be collected. This retainer will cover for the pre-construction costs including any City of Ottawa fees, Plans, Travel, Permits, Surveys and any other documents that must be drafted for city submission.
A receipt of retainer will be left with the client and signed by all parties involved.

3D Sketch up presentation

Visual representation of the design is normally in the estimate and contract. A meeting will be arranged for the project manager will present the 3-D Sketch Ups that have been drafted in person or over email. During this time, the homeowner will let 22 Acre Inc. and our project manager know of any changes to the design that must be done. We do not move to the next phase until the drawings and designs are approved by you, the client.

Scope of Work

With the completed drawings, the main office of 22 Acre Inc. will work to create a detailed estimate for the proposed project. If the estimate is approved we will move forward to the next step.

Contract & Payments
Contract:

If the scope of work is approved by the client and the decision to go ahead with the job, 22 Acre Inc. will draft up a contract in which both parties will sign. Upon the presentation of the contract a deposit will be collected. Once any permits has been approved by the city (please note, 22 Acre Inc. Newdecks.ca will submit the permit on the client’s behalf) we will then commence construction on the date stipulated in the contract.

1st Payment:
Fall Contracts For The Following Year: Usually there’s a 10%-30% down-payment at the contract signing. Then the other 0%-20% March 31st the following Spring. Dependant on the Scope of the Contract.
Same Year Contracts: There is a down-payment of 30%, to be precisely determined in the Contract. This amount is dependent on the scope of the project and will cover a portion of the costs for materials that are purchased.
2nd Payment:
We will dismantle and remove any of the existing deck or structure, if applicable.
We will undertake any ground deck beams (5/4″ under joists for ground decks – these are meant to rot out over the life of the deck, while keeping the joists off the ground), or concrete pillar or deck block work and when completed, the 2nd Payment of 20 – 30% will be due. Again, the payment provides for further operational expenses, and including payment to independent contractors for the drilling for the concrete pillars.
3rd Payment:
In this next phase, the wood frame (pilar supports, beams and joists) will be constructed. When completed the 3rd Payment is due. That payment amount is to be calculated at that time and it is intended to bring the total of payments made to date to 90% of the Contract value.
4th Payment:
The final payment of 10% is held by the client until all decking, railings, stairs and gates (if applicable) have been fully installed. Further, there will be a complete and final clean-up of the site whereupon the final payment shall be released to 22 Acre Inc.
